Where to stay in Yerevan, neighbourhood by neighbourhood
Kentron, Kond, Cascade or around the station? An honest comparison of Yerevan’s areas with typical prices and who each one suits.

Yerevan is compact: nothing in the centre is more than a 25-minute walk from anything else. The neighbourhood still changes the trip, though.
| Area | Vibe | Typical double | Best for |
|---|---|---|---|
| Kentron (centre) | Cafés, opera, nightlife | €45–90 | First-time visitors |
| Cascade / Saryan | Galleries, wine bars | €50–100 | Design lovers, couples |
| Kond | Oldest district, crumbling charm | €25–50 | Guesthouse romantics |
| Komitas / Arabkir | Residential, local life | €25–45 | Longer stays, remote workers |
| Near the station | Cheap, well connected | €20–35 | Budget travellers in transit |
What we would book
- Three nights or fewer: Kentron, full stop. You will walk everywhere and waste zero time.
- A week: the streets between Saryan and Moskovyan — morning coffee culture at its best.
- On a budget: a family guesthouse in Kond. Thin walls, giant breakfasts, unbeatable stories.
Good to know
- Prices peak in July–August and around New Year; spring and autumn are 20–30% cheaper.
- Air conditioning matters in summer: the valley regularly passes 35°C.
- Most stays are small and family-run — book directly by message when you can, it is often cheaper and always warmer.
